One of the easier DIY maintenance tasks is draining the sediment from a water heater and testing the Temperature Pressure Releif (TPR) valve. The TPR valve activates when pressure or temperature gets too high in the tank.
Draining the sediment gets rid of minerals and bits of debris that have gathered at the bottom of the tank. This will help to prevent corrosion, which could cause a leak, and get rid of any bacteria that may be growing.
