    I may be the odd ball here but I kind of liked the green in the master....maybe it has something to do with the fact that my master is a lighter version of that. But when selling ....boring and bland has more general appeal.

    i'm going to say something that may be deemed inappropriate. i'm a thousand percent anti "staging" and find the entire concept abhorrent. Are people so gullible that they don't realize when junk has been "staged"?

    This may be looked at from a couple of angles...The first is that staging has been shown to increase sales...or at least reduce the time on market.

    I believe the main reason for this is most peoples brains have trouble "visualizing " empty rooms, the sense of scale and "purpose" may not fully register in their minds. Seeing furniture in a room brings the "scale" into focus as most people never live or spend any quantity of time in a ...»

    completely empty room so the scene is foreign to them.

    The new world of "virtual" staging can accomplish this with out the physical part of moving furniture in and out.

    Granted most would never think of buying a home without actually visiting it in person...but this technique may cause the home to be put on the "visit" list rather than the "pass" list. For someone looking to sell in a competitive market this may be the difference between a deal and no deal.

    KMS yes I like the sage green color which is a great paint color for decorating and could work for staging but going neutral is always best. Karen in FL totally get where you are coming from. I hope the staging companys furnishings and decor don't look like junk in the pics. But yes there are home buyers who need to envision how to layout a space these days and especially first time home buyers. My husband prefers the vacant look of a home and I actually like the staged or furnished ...»
    look. Just like marketing in general - its to drive you to buy that pack of gum at the grocery counter or try on a new outfit because you saw it on the mannequin in the window. Staging is the same thing to attract a buyes attention and drive the buyer traffic to go view the home. Thanks for all your comments and will be featuring lots more pictures - happy holidays! : )

    of course the second i hit "reply" i thought, "i hope by junk they don't think i mean the furniture!!!" i was thinking of some of the disastrous houses that have sunk to the level of "junk" properties due to the current foreclosure mess! (the furnishings i've seen in staging are better than my own,,believe me...far from junk!!)

    As a buyers agent I carried a bag of envisioning aides. Nice ribbon cut to the size of a queen bed, 8' sofa, etc. My clients would say "oh, my queen bed is too big for this room". So, we'd pull out the ribbon and lay it out on the floor. (easier than a tape measure) Rooms look smaller without furniture. It is very difficult for most people to envision an empty room furnished. When there is furniture a potential buyer can think "My couch is that size and it would fit over there too". Karen ...»
    M. you're right people aren't stupid. Staged is staged and they know it. I don't think buyers feel at all duped by it at all. It's like walking into a restaurant with beautifully laid tables. Just saying.

    Yes rooms do look smaller without furnishings Donna hence staging is the trick!

    I understand all too well how difficult it is for clients to imagine the possibilities. Builders know it too. . . that is why they were willing to invest in a designer to put together their furnished models. It pays for itself quickly.
