Exteriors Home Maintenance & Repairs Roofing

I am going to need a new roof on my house within the next few years; how does the cost of a metal standing seam roof

compare with the cost of replacing a shingle roof? Present roof is just old, so no HO insurance involved.

The standing seam roof will be more expensive. It will last longer than a regular shingle roof. The thing to consider is how long are you palnning on staying in your current home?

Maybe forever, but at least longer than my present roof is going to last. To clarify my question, I know metal is more expensive but I want to know how much more? I want to know the approximate COST of one versus the other? So what is the going rate for architectural shingles per "square" (removing old shingles) vs. regular asphalt shingles, & how many sf in a "square" that roofers quote?

A shingled roof with non-architectural (flat) shingles is your cheapest replacement. Architectural shingles, which are generally shaped and stacked generally cost 2x as much as non-architectural shingles.

The panel ... see morerib metal roofing is on the low end of the metal roofing spectrum, and will cost you 2x as much as architectural shingles. ...»

Further, a Metal standing seam roof will cost you somewhere around 2 1/2 times more than the panel rib metal roofing.

So, in the short of it, high end shingles will cost less than much less than a low-end metal roof.

    Hope this helps!

You may want to have one of the roofers take a look at it and see if it will qualify for hail damage....you might then get some help from your insurance company towards replacing the roof. That has kind of run its course in Atlanta but I've seen in the past couple of months that others are getting them replaced through their insurance companies....worth a look!
