  • Absolutely - you may want to offer Hometalkers a special rate to stage their home. Sellers often don't understand the importance of decluttering and de-personalizing their home by taking down personal photos. I've seen several deals blown recently where the sellers didn't deal with rotted wood & structural repairs before listing...either the buyers got spooked & walked or the bank refused to fund the deal based on the repairs needed. The selling market has obviously changed dramatically and it's now like dating....put your best foot forward or sit home along on a Friday night! HandyANDY is happy to walk a home with a seller before listing. There are some basic repairs that we will let slide for a home inspector. You don't want to fix everything, especially obvious silly things like a GFI outlet, cracked window or missing tub stopper. None of these will prevent someone from falling in love with a home and they are easy things for a home inspector to find. If you fix all the obvious things, most inspectors will dig deeper to justify the fee. Not knocking home inspectors but the truth is that there is something wrong with every home out here. Selling a home is now like playing a game...you just have to understand the rules & human nature!
  • I agree Andy, sellers need to listen to their Realtor's advise. If they are motivated to sell, do what it takes, otherwise be prepared to "sit at home" as you say. Personally, if the seller isn't willing to do their part, I won't take their listing. It's a disservice to them and me.
