Showing hidden potential in property for sale

I placed these drawings in a 1981 house in Marietta that is listed for sale. I think it helps the buyers coming through, to see the potential. What do you think?

    Floor plan I drew to show all the changes on the first floor. Another option is to totally open the kitchen to the foyer and sitting room to the right.
