Poor caulking and flashing details will ALWAYS cost you money. HandyANDY just found these issues on a house for sale

Before listing your home for sale, do what this client did and hire a qualified contractor to go through the house repair obvious defects BEFORE you list. In this market, rotted wood and leaks scare buyers. Here, a previous "contractor" caulk the flashing and attempted to paint it grey to match the mortar in the brick. Plus....it all leaked! After scraping out the old caulk, we repainted the flashing with flat black Rustoleum paint and resealed the flashing with Through the Roof....the only clear elastromeric sealant HandyANDY uses to seal roofs and flashing. Great stuff and holds up for many years to UV rays. You can find this a most Ace Hardware stores around the country...if not, ask for it!

So true handy....I've been doing some work on a neighbors place...yesterday I discovered that the space behind the fridge was not painted...nor the baseboards back there.....it took all of 30 seconds to roll the fridge out and "complete" the job.

When the place looks good on a major level...minor and small issues may never be a worry.
