These scenes are pretty typical with a consumer driven population...we simply have too much stuff. I began a paring down process a few years ago. Our long term plans are to transition in to a much smaller space...that mean 1/2 of everything must go.

contrary to what many believe it actually feels good to get rid of so much junk.

My husband is soon to retire and we are selling our house and moving north. He doesn't undeerstand that it is important to stage the house in order to sell it. I want to rent a storage locker and get most of the junk out of here (if I don't sell it first in a yard sale), paint inside in neutral colors that match while looking from one room through to the others.

Our rooms are large, and our furniture is large and chunky, so not much else is needed but a ...»

few accent pieces. My husband wants to know why we have all this furniture if we are taking it all away. I told him the less fuurniture we stage, the larger the rooms appear. They are large to begin with but making them look even larger will really help!

The master bath has only a shower, not a tub - do you think this will hurt the price of the home or should we rearrange the room to knock out a closet (there are two more and a walk in) and add a tub?

Hello Linda, while it is true to minimize the room's quantity of furniture, and personal affects, it is also important to keep enough in there to bring warmth, and give the potential buyer a better understanding of how much could fit in the room(s) if properly space planned. It is more often that a room looks bigger with furniture in it:)

There are many attributes to a home that can outweigh not having a tub. Staging being the best way to minimize that "negative". It would be very difficult to give you feedback based on words only. I do give Skype consultations if you are interested.

Staging is key...after all wasn't there a TV show dedicated to it?...If I remember right it was "designed to sell". We cancelled of TV service over a year ago so I'm not sure it it is still running.
