Bj, Looks Fantastic!! Think, even if it takes a hit from the winter, one afternoon of painting each spring is nothing. It looks so great, you did such a great job picking out a complimentary color and just enjoy your work. Remember, in the future, one day out of 365 to repaint would be nothing for as beautiful as it looks and compliments your entrance greatly!

Thanks guys for the thoughts. I am going to enjoy it and Jan ... you are right! 2 hours out of 365 days is not a big investment for the look! You all are the best! My heart feels better :)

This has bothered me a bit ... only because I don't want to miss lead people if I am wrong. I actually saw on HGTV Curb Appeal when they did it and they called it stain. Here is the actual clip ...

He even says, It will seal and protect your concrete. I looked into Acid-Stain and you will have to reapply sealer every 2 - 3 years depending on Sun exposure and weather conditions. I hope this info helps anyone wanting to make the choice right for them. After reading about Acid - Stain I feel I made the right decision for me and once again, My heart is happy!

Hugs to all of you who were so encouraging!

A couple of days every year or two is a fine compromise...it is the same strategy I use for my Ipe deck.

Same here on my wood sided house. The staining we have to do every 3 to 4 years is so worth the couple of days work...

the red clay stains will still be there unless you use a good sealer from which you can wash off the clay stains - solvent-based sealers are far superior to water-based,,, however, even sealers need annual maintenance - good luck !

@ Its Really Concrete - When we replaced the patio in '97 we had the man seal it, bottom line, I don't know what he used but you can still see where some of it was sprayed, it is red! We have better luck with the sun exposed part and power washing than the section under the deck. I am sorry we had it done.

to be properly used, sealer must be applied prior to adding rust stains ;-) however, it could also be a heavy concentration of iron in the formulation of the cement

Its Really Concrete is correct ... we followed his method and our concrete has held up perfectly. It really pays to do your homework ... but in the meantime, your sidewalk look lovely. Enjoy it as long as it lasts ;)

Questions: 1) how do you know if your patio and walkway are sealed? 2) what sealant should I put on it if it needs it?

I don't know if you are single doing all the work yourself like I am but I think it is great & I agree w/all the diy team who say a few hours once a year is worth it. To me part of the diy enjoyment is finding ways to make you house look like a million dollar one w/o paying that much. The trade off is the doing it yourself energy for a much lower cost. Love it. Now do you have any ideas for organizing a garage work shop? : )

I used "concrete stain" from Home Depot and it peeled of like cheap latex. I prepared it properly first...was a big flop.

used a paint like this, it was called a stain from a paint company. they had a sample done with a stencil to look like brick. it had held up for years. So i did my cement 14 x 20 back porch with it. one winter and it peeled and flaked. i had done everything to direction. it looked so nice made a grid and it looked like tile. next spring i used a power washer to remove it. Paint store did nothing for me or another of their customers who had put it around her inground pool. Said ...»
goverment had changed formula to make it more eco friendly. :( you can always powerwash and redo every year or so. it does look nice for now. hope it stays

well now that just sucks,,,,, mis named products in the home improvment circles are common. keep the recipt and hold the seller responceable for selling BS products. maybe they'll drop the product.... where did you buy it ?

Jeananne M. I know the stuff you used. epoxy you had to mix it didn't you. used this stuff on a basement floor. it was wonderful. wish I had used it on patio. found that stuff a couple years later at lowes. The stain I used came from Port Huron Paint in Port Huron Michigan. always try to go with the small business. but they were jerks didn't want to do anything about their mislabeled stain. :(
