Goodwood: An Epic Renovation

The Goodwood project focused on turning a 1980s Victorian meets contemporary experiment into a showplace for high end rental. We are Sans Souci, LLC. A small business taking on one renovation at a time. We bring high-end look and feel to old spaces on an extreme budget.
The main level is bathed in light. Coffered ceilings define the dining area, while hand-scraped maple floors unify the area.
Coffered ceilings, balconies, built-ins, trim, and ergonomics are the themes of the design.
An alcove next to the fireplace has built-ins for living room storage.
The exterior evokes the "painted ladies" of San Francisco.
The portal like mirror in the powder room establishes a nautical feel.
It's tough fitting a vanity into a corner of a tiny power room. We did so with a custom corner shaker cabinet, granite, and a vessel sink.
The two-level back deck is 7 x 12 and 16 x 20 respectively. Stained redwood and complete with banana plants.
The front door is surrounded with classic trim, emphasizing the palladian window.
A tall over mantel reaches up to bring the living room into scale.
The alcove next to the fireplace looks down on the den/sunroom below.
The master bath has a black porcelain tile floor, to match the touches or dark throughout the residence.
The balcony in the 3 rd floor office overlooks the living room.
The office on the third floor looks down on the main level.
Stairs are another focal point. Here, cherry stain compliments trimmed risers.
The 3rd floor guest bath vanity is an antiqued oval chest, with black granite, and brass sink. The dark stand alone piece contrasts with the spa tile that covers the floor and shower.
The deck is two level, and is almost as large as the house's main level in terms of square footage. It has a red wood stain, complete low voltage lighting package, and banana plants, to complete the tropical landscaping theme.
The pantry is just off the kitchen, under the stairs that go from the main level to the 3rd floor. We used white supports and contrasting black shelving surrounded by espresso stained trim, for a minimal look.
The landscaping, with our very small budget, basically came down to red mulch and variegated tropicannas. Banana plants in the back complete the tropical theme. Existing hedges and a huge holly tree in back were trimmed.
The huge wall of windows in the main room is the focal point.
The den just outside the master suite has one of the four sets of built-ins in the house. All built-ins feature rosettes and fluted pilasters.
The master bed floor is solid kempas Indonesian hardwood. It's rich red color shines.
We went with a running bond pattern in the 18" spa tile throughout.
The main floor fire place is wood burning. Should make for cozy winters.
The alcove next to the fireplace has built-ins on either side, for living room storage. You can look down from the small alcove balcony at the den on the first floor.
