That sounds like a inlay suite that you may have to pay taxes on. Even if you keep garage door you will have to insult area and put nice warm carpeting. But remember that if you go to resell home and you didn't get permits for this conversion you'll need to show that everything is up to code which could be very costly and they will want the money owed by extra room. Think this through some you don't get screwed up if you should sell.

When you get your permits, if you need them extra living pace is a good decision. What you have to remember is getting the flooring raised enough to keep it dry. If you want plumbing in there you are better off having the floor taken up and new plumbing installed then concreted over. If you live in the north consider the insulation and how cold it can get, So running the plumbing out the outside wall can cause a lot of trouble. So you are back to contractors. Think of all the details down to which way the wind blows and the water runs in a rain storm.

A sun room sounds more practical.......after comin' from outside in the sun or pool. A nice frig. or cold drinks and a bar. A cupboard for snacks and etc. Make it look tropical with plants and etc.

"She-Shed" or mini apartment? Make sure the wiring in your GARAGE can support your plan with outlets, and use small electric appliances and refrigerator, etc.

I am a big fan of movable walls, screens, track curtains and area rugs to define smaller areas within. Why not put a small trailer inside your garage...then you can move it outside when you want or take the shed with you!
