I think you can definitely update to improve the sell price when you do decide to sell. I really believe it's the details and little things that help make a house great. Kitchen and bath updates gets you more for the money. A clean turn key home gets you more money and faster sales. Light colors on the walls and floors have a color of carpet or wood that goes with everything. No wall paper or loud colors. The outside of the house should be well kept and for some reason yellow flowers make it more appealing
I like Maryloosgriffin's answer. In December we bought a 1970's vintage home that had had very few updates. It is dark...dark wood, amber glass in the door, no windows in the living room...it needed some TLC. We've been slowly working on it ever since and it's amazing what some fresh paint--getting rid of old dark paneling, wild wallpaper or weird colors in bathrooms, and other dingy walls--can do to an area. We have so many ideas to redo because we're planning to stay here, but I was just thinking the other day that even the simple things we've updated so far would likely add a few thousand dollars value to someone if we had to sell right away. Walk in the front door a few times and see what first comes to your mind as necessary changes, chances are it will add value to the home without a ton of expense.
