Outside unit, I just hose it down. You can also spray the fins with some water and a few squirts of Dawn dish liquid and hose down. Don't use any commercial cleaners. The fins are aluminum and may be affected by chemicals. I also fabricated a fin protector from some fiberglass screen material, stapled to two boards, glued on some magnets. This is to wrap around the unit to prevent buildup within the fins. We have a lot of Cottonwood trees around and all those fuzzies get pulled in the AC units. I just sweep them off the screen. The inside coil really doesn't need cleaning if you replace the filter monthly. If your are concerned and have a removable panel on the plenum (bonnet) you can also spray the coil down and pour clean water to rinse making sure the water drains from the condensate drain tube.
