Thanks everyone we have been staining it for a while which is paint a stain of course but the first time was great we used the power washer and a sander it look great to me and then with in a couple months It stated coming up in places so this time we need to clean and I think we are going. To use an epoxey and see what happen thanks everyone

Wet and Forget is a great product for cleaning concrete!
Pressure wash if you can then spray with Wet & Forget to keep clean.
