I'd get info from the Building Permit Department of your town. Best to know what you can and can't do legally before petitioning the Homeowner's Association. Have a rough idea in mind as to where and how big, etc. Sunroom should be sunny, right? So keep that in mind. Also will you want water access? Will it be used 4 seasons? Does it need heat or a fan? Then

Find out what the bylaws say and go from there. They need to have demotions and materials. If the by laws are weak and do not give you the information you need then you need to go to the next meeting and get your question answered there. If they give you the run around then talk to neighbors that have them. Find out how they did it. Also when you go to get your buildiby permit they may know what you need to know.
