  • Hello, Call me "old fashioned" but I just don't trust these new 2-in-1 paints. I advise to remain with the tried and true method of a separate primer and then a finish coat over it.

Thanks for your insight. Spoke directly with another contractor last week and he too, found the combo paints less durable than the orginal way. Good to know and thanks.
  • No problem at all there Rosemary, happy to help. Please let me know how things turn out for you. Good luck!

@Dan's of Central Florida, Inc. Hi, as a follow up I would like to let you know that after researching the problem with several contractors, paint companies, and such, it was determined the seams where the hardi plank had been installed had not been caulked properly. So, I had that done, and then repainted with brushes using a higher quality exterior paint-no primer. So far so good. Several rain storms have come through and there have been no signs of deterioration of the paint in those stress areas along the roof line. I noticed a neighbor 's home that also had peeling paint on her hardi plank re painted without caulking and her areas are showing signs of distress -- areas with protruding bubbles especially after a hard rainstorm. So, I am hoping that was the problem and it is cured for awhile, I would think that caulking the seams will be something that will need to be done on a regular basis. Hardi Plank looks nice, but it is not entirely maintenance free.

A retired paint store manager told me there really isn't any such thing as paint and primer in one. It's just thicker paint.
