What is the best sealer to use on a painted concrete patio floor?

We painted our concrete patio floor three years ago and the paint is now peeling. We sanded it first then power spray washed it before painting. it is llabor intensive and would like the paint to last longer than three years and not peel.

    It has been my experience before painting concrete floors to wash them with a mild solution of muriatic acid, available at Lowes, to remove excessive amounts of calcium carbonate from the cured concrete. This caco3is what makes the paint peal. Be careful with handling the acid, it can give you severe burns Wear proper eye and body protection.

      Thank you so much for your response. I have stayed away from the muriatic acid for the reasons you give simply because we have animals outside. I might try a small area of the patio to see how it goes. Thanks again for your help.
