We are getting water spots at various places on the ceilings througout the house. The roof seems to be leaking/seeping

water at various places and not just around flashing areas. The roof is about 12-13 years old and the contractor did not replace the felt paper the last time we had it done. Is it time to get a new roof?

    Hello Doug,

Most defiantly before any wood has rioted away if it's not to late now. And any contractor that cuts a corner like not placing new felt paper down is no real roofing contractor.

It sounds like you have some shingle failure. 12-13 years is about when you'll start getting leak problems with asphalt roofs.

I agree, it is time to get the roof replaced. By the time you chase down all the current (and soon to come) leaks, you may have paid for a new roof a couple times over. Better to get it all in one shot and make sure things are done correctly this time around.

    Doug,

The roof system performs an extremely important function in maintaining the integrity of your house. Keeping it in tip-top shape is important. As already mentioned, it sounds as though the best course of action is to replace the roof. Tim

We had the roof replaced just before the hurricane so it got a good test! Now we can start thinking about interior renovations.
