I live in Little River, SC., and want to enclose a back pation that is covered by way of the house roof. The open proch does have a frame in that it does have three sides. I'm looking for a reputable builder/contractor.

Get three bids. Talk to the contractors. Prices vary according to region and work involved. You can go to Angie's List or Home Advisers, to name two online that can assist you in getting contractors.

  • Check your local building codes - most counties have on line. Also check license of contractors with your states Contractors License Board - plus there is typically a ton of great info for the consumer on the site too. Never pay more than 10% - 15% up front, another 10% - 15% halfway through and balance at completion only AFTER you have inspected thoroughly and every single tiny detail is perfect.

Check with friends and neighbors that have had work done, also the BBB. Cost depends on what all will need to be done to the structure to enclose it and also enclose the flooring. You could find out some of the cost by checking out the windows and flooring you would like to have put down. It also depends on the size of the back patio you want to enclose and if you want it winterized or not.
