Tile that seems to soak up dirt

We moved into our home in AZ last August. The tile (especially in the kitchen) is light with light grout and it is highly textured too. I am beginning to think the tile does not have a sealer on it. Even cleaning it every couple days, the water is black! It seems like the tile itself absorbs dirt. I have already painted the grout lines in the kitchen because they got so dirty but the tile itself is also a culprit. I bought some sealer to use on them but think it might be a lot of work so hired someone to come in. Have any of you ever had tile like this and what was used to seal the tile itself?

I had the same problem on our grout and just got done sealing it a few months ago. The results are fantastic and it was very, very simple. I imagine sealing the tile at the same time wouldn't be much more difficult. I used the bottle of sealer (HDX) with an application tip built on because it was the least toxic option. The surface has to be very clean, and if the tile is very dirty you may need to use a light acid wash to get a deep clean. Then just apply the sealer, let it soak in, and remove the excess. Let it dry and do it again, until the sealer stops seeping in. It took me part of an afternoon, including dry time between coats to do a small room. Good luck!

Lavende, it is not the grout that is the main problem. It is the tile itself. I got the number of a tile guy that lives close to us and will call today to see what can be done. I have already cleaned the grout in the kitchen and used a product that is much like paint to go over the grout once it was clean. It worked well but need someone to work on the actual tile itself. I have a lot of tile so don't relish getting down on my hands and knees to do it.

Thanks for the answers, but I'm still hoping for more ideas.
