has anyone had any experiencex with the tankless hot water heaters? turning a barn into inlaw quarters ans would like the space saving it would give

They are very space saving, I turned my kitchen closet into a pantry after getting rid of the huge tank,replaced with tankless !!

The space savings is the biggest benefit. Not that instant for hot water, still has to run (but not as long as a big unit) but does give endless hot water. I don't know if the cost difference is worth it, unless you REALLY need the space.

We have had 2. Loved it so much it we put one in our new home. You do have to let the water run for a minute but with 5 people we had endless hot water. We can also shower and run the dishwasher at the same time. There are only 3 of us now but we didn't even consider the tank. Tankless is wonderful.

Also, we have had natural gas and I think they are cheaper. They are very compact. You never have to worry about the tank rusting and water all over your home either. ( I had that happen once with a tank.)

We had one installed a few years ago--best thing we could have done. We also got a tax credit for purchasing the heater. That was a bonus. Also was able to reclaim the area where the hot water heater was.

We installed our first tankless water heater (gas) 11 years ago in our 1867 home to create more storage in our kitchen. I would never have a tank water heater again. They are well worth the money, both from a storage and energy efficient aspects. We replaced the older unit with a new one, larger one this winter. They have been used in Europe for years.

Agree with all said above but one major thing no one has addressed here is that if you have hard water, you must have a water softener! If not, it's not worth it. We have had ours for 7 years plus the company I work for sells them. Other countries have been using this technology for 40+ years and United States is really just starting to catch on.....

Lots of great answers. Wendy is spot on about water hardness. If you have hard water, get it softened or the heater will be short lived regardless of brand you purchase. . I would suggest that you look into a brand called Eternal. I have personally installed many of the major brands and found this one to be the easiest to work with and customer support was great when I needed it. http://www.eternalwaterheater.com/ There are tax credits available depending upon your area. Federal credits are also available as well, as long as you have not yet applied in the past for them with another energy saving program.

We got a water softening system and a tankless water heater installed last summer and they are AWESOME! My tankless water heater has a 2 gallon 'reserve' tank and is heated by natural gas. It's about the size of a microwave, mounted to the inside of the hall closet. It's completely silent, cool to the touch and no maintenance required. Water takes the same time to travel from the new tankless water heater through the pipes to the faucet, but once the hot water gets to the faucet, it's endless :) And the 'soft' water is a HUGE difference! No wasted hours cleaning the tub and sinks because there is nothing for the soap and stuff to stick to - everything rinses clean. And my laundry looks cleaner, feels softer (and I use 2/3 less detergent and NO fabric softener anymore). I have not noticed any change in the cost of my utilities (either up or down), but I KNOW I take longer showers now because the water doesn't go cold in 8 minutes like before (My old water heater was so filled with deposits, it weighed almost 250 pounds after the water was drained!!) Overall, the new tankless water heater (and water softener system) was the BEST investment/improvement in our home to date!
