Is there a reason that a few of the leaves are transparent with just a small amount of green on them? Is it dying?

Translucent sections of the leaves are normal. They are where the plant gets one of its common names, "star window plant." This plant needs light shade to shade and more water than some succulents, although it should still be allowed to dry out between waterings.
