Like Clip

There is a pipe that has hot water continually drizzling out of it coming out of a vent in the back of the house, in

the general area of the water heater. How can I stop that? Also, the refrigerator has been leaking from it's left side for months now. BTW, there is no ice maker and the cut off valve to the water is dry.

    Some plumbing company do the 90 days same as cash still everyone is right about replacing the watetheater iam sure a company will work with you

    Thanks JL. Amy did call me. Initially, she had lowered the temperature on the water heater. Then, one of her friends had recommended that she turn the water off at the tank and just use up the hot water in it till it was all gone; but, they had forgotten to tell her to turn the gas off too. I thought she could have a nasty problem when that gas continued to heat up an empty tank but later my plumbers told me that the hot water wouldn't flow out of the water heater if the cold water was ...»
    off. (I always preface my advice with "I'm not a plumber but I'll discuss this with my plumbers and get back to you if I'm wrong." Apparently, i was wrong on this one.) Anyway, we agreed she would either turn the water supply back on or turn both the water and the gas off. Then we talked through her options for taking care of the problem. It turns out that one of her neighbors is a retired plumber who has helped her in the past. I advised her that if her neighbor is licensed and willing, then lowest cost solution would be ask the neighbor to replace the water heater in exchange for some home made meals or other barter service. We are just down the road from Tucker so we could help the neighbor out with getting the water heater if he needs that help.

    Well money is still the issue , especially if my neighbor is unwilling. So far have found someone who would change it out for $85.

    So far what he has researched is that it might be the t&p but the thermostat could also be an issue.. so start with the first. He is a mechanic who has dealt with many of my cars....hope it works in the same way.

    I just read your post and all the advice, but Jason is right something is make this valve open, if this is an older home that you purchesed 11 years ago you may need a thermal expansion tank, or a pressure regulator, or both. Putting a pressure gauge on a hose bibb will tell alot about what is going on.

    Well, so far the t&p has been replaced and nothing happening in the bad way thus far. My water bill went up about $10, but the rest of it is seemingly ok. No drippage, not sure what else I would need to look for...

    So you fixed your T&P valve that is great. Now you have a concern that your water bill seems to have been or has gone up another $10.

    Is the the current bill after the drip has gone away? I would suggest that you read your water meter before you go to work in morning. Then when you return check to see if any of the numbers or dials have moved at all. If they had, you have a leak after the water meter. Something is running ...»

    or dripping elsewhere that you may not be aware of.

    You can also do this over night by checking the meter before you go to bed then before any water is run in AM check it again. You do not have to read the dial, but just remember the location of the hands on them. Perhaps take a photo with cell phone if yours does this and then compare later on.

    If nothing has changed, then either your invoice for water is wrong or it is based on average use over a period of time. And that your heater was leaking for quite a while this may be an adjustment for that use during that period. If that is the case, over time they will credit you for the lower amount average you will begin to be paying now that is is fixed.

    to get an adjustment on your bill you will need to send a copy of your invoice from the plumber to the water department.

    The leak was all summer, so this was the first bill that I guess reflected that. I spoke to a rep at the water dept. and she didn't offer any kind of credit if I sent an invoice. Do you know something that I don't?

    They will not credit you unless you can prove that the leak was theirs or a misreading by the utility.

    If there was an adjustment because of the extra usage. Now that you got the leak resolved, it should go down over time as the use averages out once again.

    you will need to ask for they may reduce it by the sewer charge being the water was an outside leak, your plumber should have noted this on his reciept.

    All right, next issue. Does anyone know a cheap chimney sweep? I need to do this as it has been 10 years. Kudzu has a deal for $129, but can we do better than this?

    And I have gardenias rooting in water, is there any way to keep them alive through the winter?

    Chimney sweep.. Do you have a fireplace or wood stove?

    If its just for a heating system such as oil or gas, your normal service personal can check this out for you.

    As far as getting a deal, as they say in NYC Forget about it. The guys that offer cheap chimney sweeping oftentimes finds all sorts of reasons to charge you extra on the call. I really have ...»

    not been at one home yet that had a chimney that could not use some sort of minor work done that really had no bearing on safety. You need to be sure that the person your hiring to clean this important part of your home is not only doing it right, but understands what they are doing and are not in the business of making work for themselves.

    As far as the flowers, I suggest you re-post this question as many of the gardener types will not read something in the mechanical area of the site.

    Amy, I had this done a few years back I do not rember what I paid, but it was more than $130, but after seeing all the work that went into it I was glad I did not look for a deal. The guy showed up and the first thing he did was cover everything in the room with drop cloths by the time he was done they where all covered in black soot, I never thought it would be that messy, and was glad I did not have to clean up anything.     difference. I would check with past customers and see if they were happy before getting any work done.

    If the fridge is leaking water you need to check the pan under it. If you remove the bottom grill in the bottom front you should see this plastic pan. It should slide out. Oftentimes it can get quite nasty with dust and dripping moisture and create smells. If it has shifted, perhaps when the fridge was moved into place, or perhaps during any vacuuming under it to clear out dust bunnies. If it shifts it may not catch any dripping moisture that oftentimes collects as a result of the defrost ...»
    cycle found on frost free fridges.

    In any case the moisture amount or in your case the amount of dripping is related to the amount of the moisture in the air, Now that were getting into the winter months the air is dryer and the moisture that should be collecting in the pan is drying up faster then it leaks out. This would explain the lower amounts of moisture your seeing. As soon as it gets warm out and humidity returns so will the greater amounts of water that will leak out from under it.

    So check the pan, my guess it shifted and is allowing water to leak out of it.
