I'd scrub it with whatever you have on hand, first. I would use concrete stain rather than paint. You could probably do a faux treatment if you used more than one shade.

Try using automatic dishwasher powder. Mix a cup of powder to couple cups water, then sponge it on, works great for sooty bricks too.

Mine was not a wood burning fireplace so I chose to clean with TSP and water and rinse. I hope the sponge I use won't fall apart. I will put old sheet on wood flooring so TSP and then primer paint, catch the drips. Smokers must have been upstairs too.

Believe it or not, that hand sanitizer eats off anything, and we use it on kids hands??? I used oxi clean wash machine powder and a water spray to clean my grout, where even bleach wouldn't work, left it on for awhile and resprayed it. Wow!!!

I have done the cleaning, now to primer paint. Not sure how many coats. Then if buyer comes along then they can choose their colour to paint when they get it home.
