store where they supply grout and you should be able to buy a number of good products to help you clean and maintane your grout. Two the mold issue maybe from not having enough ventilation in your bathroom. Call a professional out and have them see if you need more machanical ventilation added.

maintenance them all year around. This mean keeping a gutter screen over the top of them to keep debris out, and paint will help keep them clean.

Painting: we have had bad luck with contractors lately.one the roof they didnt flash the dormer so the kitchen ceiling is falling

down should we do it ourselves.second is the exterior paint we had professional done but you can't tell there are huge blisters how do we fix them.

but dont try to due this repair your self ! Call A License contractor out and let them know your problem, let them know that because of moisture above that your ceiling is deterating. Let the contractor know that you recently had some work done around the dormer area and you suspect that is where the leak is generating from. Ask the contractor if they could inspect and verify your suspicions, and how much would the inspecion and the repair cost. To the answer of the bubble in the paint ? who ever painted the area, applied the paint with when to much moisture was present, when the area began to dry, the moisture lifted the paint !
