Just a couple of photos of the interior progress in Avalon.
First bedroom... The two window walls had so much damage from the windows and A/C unit that they had to be completely rebuilt after dealing with the mess (not shown in the before photo). The ceiling was even more of a mess and also rebuilt. Windows were resecured and resealed, all walls were skim coated to get rid of the horrible globby texture, and everything has gotten new paint (which is still wet in the after photo).
I can only imagine that the original window had some massive issues that were attempted to be dealt with by the neighborhood handyman after the installation of the new window (done by the last owner). Unfortunately, the handyman didn't quite know what he was doing.


First mistake: Trying to secure that piece of drywall with nails, and not one screw. Always screw in your drywall... it's the only way to make it secure.


Second mistake: The drywall was just a 1/2 inch too long. But since the lathe wasn't actually attached to anything, he thought that he could just bash it into place, and that it would stay... with nails...


Third mistake: Using (or attempting to use) standard joint compound to try to fill in the lathe. Joint compound will never stick to a substrate like wood, nor will it ever provide the strength or support that rebuilding a wall needs. 20 minute mud, which is a massive pain in the butt to work with, is the only option, as it adheres to basically anything (including old dusty plaster without having to prep with a toxic substance) and provides the strength and support needed for an issue like this.
Tons of skim coating again, but more importantly, the main house color has been chosen. As has the white, which I couldn't be happier with.

    Looks beautiful. Window style is similar to mine - love the style and the amount of light from big windows. Tackled my house (and still am!) one room at a time, too, as time and money permitted (permits!) Such a joy and sense of accomplishment when a room is "finished"! Like giving a gentile, but world-weary, old lady her pearls back. Or giving an old gentleman back his gold watch!
  • ..Is this is Avalon , CA..? as in Catalina Island ? the homes there are so cool ! Have been there twice, previously lived in Long Beach.
