Cobb County - Homeowners Permit

I am replacing my deck with one that's new and bigger. I'm having my buddy do it who I'm comfortable with from a work perspective, but I plan to pull the homeowners permit since he doesn't have a license. Technically, the permit says I am doing the work, but I will look to him and a few of his friends to do the majority of it. Do inspectors really care that the person name on the permit isn't doing all of the work or are they just glad folks are having things inspected?

    No, I think most places you working as your own contractor is acceptable. Who you subcontract with is also your prerogative. The only thing they care about is that whoever does the work, has done it right. Otherwise when inspections come around it will not pass, and you cannot continue with the work until it is correct and up to grade, or will be forced to take it down. That being said, you will also need to submit building plans. Do you or have you someone to draw them up? Or are you purchasing plans from a company that sells them stock out of business? Are they drawn for the building codes where you live? They must be very detailed to show exact measurements and other things depending on what you are building. Also remember, using your own friends might be cheaper, but do they truly know their stuff? Have you done or do you know of other building jobs with them before? Another thing, if things go wrong, since they do not hold a contractor's license, you cannot go after them in court for jobs done wrong, plus it could damage your friendship when all is said and done.

      Thanks for the feedback Jill! Yes, I had plans drafted up in order to pull the permit. Also, I do feel good about their craftsmanship. I have seen much of their work, most done commercially under his brothers firm, which always is up to code. I appreciate the info. Stay tuned for updates. Thanks,

    some locals have size restrictions...always best to ck with the city and /or county..you.wouldnt want to tear it down due to some stupid code
