Franklin Kitchen Remodel

ceiling, to level it and rearrange the lighting. The back splash is 3X6 handmade subway tiles, really adds to the whole style of the kitchen. This home was built in the early 1900's.

Condo Remodel I did that overlooks Puget Sound in Seattle WA.

These Kitchen cabinets are a high gloss laminate that looks like Tiger Stripes, mirror backsplash, and absolute black granite slab tops. The owner uses this instead of a hotel when he travels to Seattle from Palm Springs....BTW, this 850 SF 1 bed, 1 bath condo was purchased for $875,000 and needed complete renovations....It does have a million dollar view though.....

Outdoor Living: I am working on a home for an investor, and the budget is pretty tight.

The front entry has marble tile, and one of them needs to be replaced. I have a pretty good source for marble tiles, and I am fully aware that the new tile will be different. The ...»
difference in tile color,grain, etc. is ok, but not the cracked tile. Long story, but the tile is already miss-matched..looks like two different lots, so why not make it three... So here is the question: Does anybody know the common name for the marble in the photos? If I have a name, the search will be much easier. Thanks!

Funny thing happened today at a property I am working on...

We just had the entire front yard landscaped, sprinkler system, drip system, new sod, flowers, shrubs, the works. This yard was not even a yard, but a dead grass and dirt area. Really ...»
bad. There had never been an irrigation system, so the landscaping contractor installed a three station Rainbird. Where he tapped into the water supply, there is a hose bib, he dug down, tapped in, set it all up, and it worked great. The sod is nicely watered, all the heads are adjusted just right, really a "thing of beauty". Until today....when I was doing a final walk-through, and was flushing toilets, turning on faucets and showers to make sure they all functioned properly, no leaks, etc. Turned on the powder room faucet, and ....nothing. Not a drop. So I check the angle stops, yup, they are on. Must be that the water is off for some reason...I check the hose bib, no problem, water is flowing like it should. Water is on to the house...I scratch my head, as I wander around the property trying to make some sort of sense out of this bizarre water issue. I check the other faucets, the water heater, the interior shut-off, you name it, I checked it...Still no water except the hose bib. I left the hose bib on for a minute to make sure it wasn't just draining the left-over water in the pipes, nope, good strong pressure.... Then it happened. As I am walking back into the garage, the sprinklers come on...along with all of the open faucets, showers, back yard hose bib, everything! The home water supply, everything past the first hose bib is controlled by the new sprinkler system! You get a 10 minute window of time twice a day to use the water! Talk about conservation!...OK, so it will be fixed, but it was quite an odd finding. Turns out, he tapped into the main line that is oddly routed at the hose bib...Just thought I'd share, I got a good laugh about it....

    @Garden Rebel...Nope, not funny at the time, but I did get a good laugh out of it...Timing the workers potty breaks around the sprinklers...funny....

    @Paul...I think all homes should be so Eco-Friendly!

    @Douglas...If they did, I'll bet the landscaping business would really take a turn for the worse!

    @KMS...No not a licensed plumber, but to his defense, the previous home owner re-routed the main to add a hose bib, instead of tapping into the line, they ran it directly to the bib and then to the home. He did what would be considered "normal". The home was locked when he was working, so he didn't discover the issue inside. I corrected the main line, and the sprinkler system source today. Wasn't what was planned for today, but I think it warranted top priority....

    @Cheryl...No kidding, I know when the light went on in my head, I must have had quite an expression!

    @Bonnie...I truly wish it had been filmed. Like a practical joke, right at the end when it is revealed!

    @Dan's...Too true. Glad it's fixed! It's too hot around here for the shower to be rationed!

Something I don't see everyday....This is a new client. He would like to remodel this bathroom in a home he recently purchased. Any guesses as to why he wants to modify this bathroom? ...»
