Rick, if the problem with the vents is that it is plugged or not properly vented, then you would want to speak with a plumber. If the vents are not flashed correctly and leaking, and for the leak where you see the mold, you would speak with a roofer to repair the leak and then probably a painter or handyman to repair the interior damage after the leak is fixed.

Hi Rick, a roofer can help you with the roof leak often squirrels eat the lead flashing around the vent pipe going through the roof. the vent pipe should have only air in it up high to allow the water to flow properly below.

The sink noise is not necessary the vent, Its the drain that is not flowing properly causing a back up in the sink. The noise is the water going the wrong way in the drain system and pushing up the water in the trap within the sink. This happens a lot with sinks using a S trap instead of the correct u trap design.

this. My suggestion would be to have the sink snaked out along with the washer line.

My house is on a slab, yuk, but the piping under the home is older and the layout of where the vents were located against where the kitchen sink is located once a year I need to snake my main drain as it begins to slow down and I get the same noise out of my kitchen sink as a result.

As far as the mold around the vent pipe. It sounds as though the rubber ring around the flashing has dried out or the asphalt could have done this as well. First thing I would address is getting some silicone and seal the flashing where it meets the pipe coming through the roof. My bet that is what has caused this issue.

Ace, what kind of squirrels do you have that eat lead? The only ones by me are the kind that eat lead from a bullet.
