  I had a professional inspection done on the house about 3 years ago. The main issues as I recall were need for GGCIs an repairing mortar in the front steps. The only plumbing issues were the overflow channels in the bathroom sinks.

Poorly built leaky sunroom with clouded double pane windows, tear down or repair

We have a sunroom that has been a problem forever! The original owners did a terrible job of building it to begin with. We had some repairs done about 12 ... »
years ago which made it better but it is now leaking again and the fixed large windows need to be replaced because the seal is broken. I think part of the problem is there is not enough slope to the roof so water pools around the skylights and they leak. We're thinking for just tearing it down and replacing it with a deck or maybe a screened in porch. Any ideas or suggestions for contractors?

  to a bad install / repair. When done properly skylights do not leak. Any roof penetration causes issues as it complicates the "weather-proofing" When it comes to roofs...simple is better.

  contractors can tell you what is required. I am assuming you are having work done on a new gas line or modifying an existing line. Generally YOU, the homeowner, does not want to pull the permit because that makes YOU responsible for code compliance. The contractor who is performing the work should pull the permit and obtain the inspection. Not sure which part of the city you are in but you can find out more about these inspections online. For example, http://www.alpharetta.ga.us/index.php?p=228 allows you to download the Residential Building Inspections Policies and Procedures from their website. If you have more questions about the inspection, call your local building inspector. I have found that most of them are very helpful and want you to understand that code compliance is for your safety.

completion, water marks started appearing on the ceiling below the shower you better believe they did NOT call the original contractor back. They called AK!
The homeowner knew now they wanted a professional design firm to oversee the repair of their custom shower once and for all. Unfortunately the leak required much of the existing tile to be torn apart; but in the end, the shower was fully functional, leak-free, and just as lovely as it's wonderful owners!
