One of the big parameters the customer wanted was to keep the addition in continuity with the flow of the existing house, so we gave the customer a final product with a design that was consistent with the rest of the home. This family contacted us just in time to design and build an addition to their home because shortly after we started the project, they found out they were expecting the arrival of a new member of the family, and a nursery room for him too!

Our design team worked together with the family to create their dream house while staying within their budget. HDB completely renovated the first floor and removed the existing roof to add a second story. In addition, the second story living space was designed within the newly built attic space, allowing to create a large and spacious home while retaining the historical integrity and keeping the house in scale with its neighbors.

HDB was able to strip and reuse the existing wood trim, original 1893 hard pine floors, and unique tiled fireplaces and mantles. The owner also chose materials consistent with the house's original Victorian architectural style.

Now, the home provides everything this growing family needs to thrive in this beautiful and highly accessible neighborhood. The finished product blends historic charm with modern comfort.

High Performance Features Incude:

1) The existing home had absolutely no insulation. To save energy costs and overall power consumption:

- removed all of the plaster in the home and sealed the entire exterior to prevent air leakage and drafts

- installed moisture-barriers and insulation in the crawl space

- installed vapor barriers and insulation on the first floor

- insulated top floor and roofline with open cell Icynene® spray foam

2) Replaced most of the windows with energy-efficient models that still matched the original style

3) Installed high-efficiency plumbing fixtures to reduce water waste

4) Painted with low-VOC products to reduce harmful volatile organic compounds which can cause severe health risks

5) Installed high efficiency HVAC units to reduce long-term energy consumption and utility costs
