Powder Room Gut Renovation

main level for a long time while my husband was getting around to finishing it, I think the end result was worth the wait!

The sink and toilet are from Lowe's {Kohler} and the lighting and mirrors are from Restoration Hardware. All trimwork and paint were done by the homeowners. Well, one of us...the other one just nagged and then took photos. Guess who! ;-)

  • For budget reasons the counter stayed the same but a new faucet gave it a fresh look.
  • A simple burlap skirt gathered on a tension rod lightens the space without the commitment of painting the cabinetry.

Mosaic Tile Framed Mirror

It's almost a universal consensus that we all hate builder-grade plate glass mirrors. It's so easy to spice them up, so I guess that's the silver lining! I looked into using ...»
hardware-store mosaic tiles, but they were a bit too pricey for me. My solution? Hot glue and individual glass tiles! I bought them at Hobby Lobby for $15. The tiles have had no problems at all staying put in over a year of use. Plus I did it while 9 months pregnant, so it's a very user-friendly project!

  • Here are my faucets which I LOVE.  I feel like a princess every time I wash my hands.  LOL 1
  • Here is the mirror from a resale shop and I love it.  Perfect size, color and price!  Continue the white subway tile from the bathtub onto the wall behind the vanity and a small line of glass accent tile.
  • I used white subway tile with a small band of glass mosaic tile and two niches.  The lower niche was placed off center and low so it can be reached when taking a bath and it works wonderfully!
  • The BEFORE area behind the door.  CROSCILL wallpaper was all the rage in the 1990s.  :-)  The two mini crystal chandeliers were so amazing that I spray painted them black and converted them to pendants over my island in the kitchen.
  • The AFTER area behind the door.  I added a glass door with bamboo glass and a jewelry armoire which is recessed into the wall.  It provides a full length mirror and a place to keep all my jewelry organized.  I love it!
  • The 1970's tile which was taupe which matched the taupe toilet.  Yuck.
  • Here is the new blue butterfly black granite tile floor with black grout.  Added arctic white baseboard and trim to complete the look.

Spa Blue Bathroom Makeover On a Budget...

wallpaper and gutted the room to the studs. Most of the items were collected over a two year period and I was able to do this bathroom under budget. The faucets were my best find - Groehe Kensington with Swarovski handles - found sitting on a clearance table at a plumbing supply house - YAY ME! :-) I also found the PERFECT mirror at a re-sale shop and could not believe how well it worked out. Found the vanity at HomeGoods of all places and got it for under $300 with the undermount sink and granite top. I love the way it turned out and love it even more since I was able to do it with a little bit of money left in the bank. Always a good thing!

  • The view from our bedroom looking into the new bathroom space. We elected not to have a shower with the tub for now, so we didn't end up putting up a shower curtain rod or curtains. 7

Our Black, White & Classic Master Bathroom

We converted a first-floor walk-through half bath into a master bathroom for our new master bedroom. We started by closing up the doorway that led from the living room to the bathroom, ...»
and proceeded to tear everything out down to the studs, including removing two poorly placed closets. We moved plumbing, added electrical, and rebuilt the space ourselves from the drywall and subfloor to the tile and trim.

Most of the components were found through big box retailers, except for the antique claw foot tub (affectionately referred to as Clementine, who was an eBay purchase for $150 and that we refinished ourselves as well) and the pedestal sink (which was a salvage yard find). We had to special order the free-standing faucet for the tub, but with the genius of a local plumber, we were able to maintain the look I was hoping for without sacrificing function, as our tub didn't have holes to accommodate a traditional standing waste component.

This project was nearly five years in the making, from the purchase of the tub when we closed on our house (lofty goals, I have them) to the completion this past summer. We ran into a few issues with the plumbing placement -- where we wanted the tub has duct work that runs directly underneath it, so as I mentioned before we worked with a local plumber to make everything work out okay. Also, because our house is 115 years old, the floors aren't even, so we had to bolster one side of the tub with a marble threshold to make it flush enough to drain. We found ourselves often cursing the previous homeowners, because every time we went to remove or change something, we found that they were prone to taking the easy way out of the "improvements" they made, which only added more work for us to fix. Other than that, it was mostly just getting the labor done and making sure that everything was not only pretty, but practical.

The hope for the bathroom was to help create an oasis for my husband and I to enjoy without having to step over our kids' bath toys, or go all the way upstairs to the other side of the house just to use the restroom. Our bedroom has a very dramatic look to it, and since we created a slightly more open floor plan in the room, we wanted the bathroom to echo that same drama while maintaining its own character. What it may lack in square footage, I think it makes up for in beauty, and that's perfectly fine with me.

I honestly love the space and am so happy it turned out as awesome as it did!

DIY Mirror Frame with Molding

With a boring builder grade mirror in our master bathroom, my husband and I have had framing it on our list for months. The budget was tight however so rather than purchasing an expensive frame we made our own for less than $40!
