Favorite area of home improvement: When I purchase a property for rehabilitation and flipping, I find properties that, hopefully, only require cosmetic upgrades or minor repairs. Because I want to turn the property quickly, I hire a pro to do a thorough inspection to avoid lengthy and time-consuming major renovations. If I have to choose a favorite area to improve, it would be light fixtures. They are generally easy to install and a few extra dollars on fixtures can transform a room.
