    You will need a deck cleaner and/or bleach mix. Then you scrub it on with a stiff broom like ...»
    brush and all you have to do is hose it off. Too much bleach and you damage the stain. Be patient and don't over bleach. Deck cleaner may be your safer route.

    that there may be something going on with the stud behind the sheetrock. I would put at least one more in (one on each side). You have to paint anyway, right?

I'm finishing my basement and would like to hear pros and cons on drywall versus suspended ceilings.

Cost, aesthetics, ease of access to plumbing/electrical are the obvious one. Anything more I should consider?

    be resale- a dropped ceiling does not have the same "value" as a drywall ceiling. Case-in-point, you will rarely if ever see one on the the "show of homes". I would run extra wiring and coil up in the ceiling with a map and photo of each location before closing it up. As long as code will allow (which I cannot see why not), you may get the best of both worlds. Planning and design will be critical. Good luck

Flooring: What is a good brand of carpet that is reasonably priced?

Need to carpet 3 bedrooms and a hallway. No kids or pets, but still want decent quality.

    people are amazed its original! My strong recommendation(s)- quality, function, and maint.- Pick a carpet priced in the top third or 25%. Pick the shortest pile you can live with (min traffic patterns)- as low as berber on stairs and main hallways. Pick one with stainmaster. Pick a high quality pad that has a moisture barrier. Lastly- clean spills with a shop vac and water (pour & vac repeatedly), and try to avoid carpet cleaning as much as possible! Once you do it, stainmaster is removed, dirt will find it quickly, and traffic patterns will quickly appear (spray-on Stainmaster is fractionally helpful). Once you professionally clean, you will be "hooked like a junkie" out of necessity! I had a reputable cleaner tell me not to clean our white carpeting in the bedroom for this reason. This is definitely a purchase where price matters! P.S. I'm told that the vast majority of carpets are made from a small number of mills, so brand is less important than quality.
