Remodeling: Cobb county residentual permits and inspections

I purchased a home with an unfinished basement. It has framing/installation/some electrical and roughed in plumbing. So I spoke with an Licensed electrician about wiring it out to code ...»
and him pulling a permit. He advised me if he pulled the permit it would have to be for the full job not just electric so it would be better if I pulled an home owners inspection permit because I'm doing the basement in stages. I called and requested this and I was told it was 71.50 a sq ft and 4.50 per something else. Well I have 1200 Sqt so just adding that together that tells me that can't be right as that is about 85,000 bucks. I question why it would be so much to to finish my basement and was told thats the system and they hung up on me. I called back and got someone else and rephased the question still to get told they needed to know the full amount I was going to spend to finish the basement.

Anyone have any insight on this?

Permits! UGH! But keep in mind that you do not just get a permit--you have to get it signed ...»
off on, or you may run into trouble down the road trying to sell the house. And if you put in something that is not legal, i.e., a staircase to steep and not to code, that will haunt you! It is best to play by the rules. But you can use some reclaimed materials that can keep your cost down. You certainly do not want to put in extra fancy stuff and then not expect your assessment to go way up! TIP: For all DIY projects, know that we have "Habitat for the Humanities Resell" stores in the Atlanta area. Worth checking them out!

Just be weary of inside system repairs. As these are the most common types and can offer a ...»
solution to most issues. These inside systems are NOT water proofing but water control systems. The only true water proofing system is one where they dig to the footing in the suspected area, Reseal the foundation with new more modern sealants and membranes, correct the drainage tile that should have been there and back fill properly with clean gravel and soils near the top.

Many people think that pitching the soil is the solution, while this may slow down the water entry, water can move sideways underground,. This is called a spring. It is not a cheap way of preventing water from coming into your house, but it is the right way to do this. Check with your insurance company, you may have some sort of coverage that protects you if the system that holds the water out fails. And in your case it has.

  • This step has a coat of paint to match the walls.
Box was built for safety purposes.
  • This is how steep without the box in place. Kitchen to the left < Walk in closet to the right > The laundry room entrance above
  • This is the view from my office desk. Ugh!!

Design & Décor: Requesting suggestions: Our step-down needs a facelift. Converted garage into other space and have extra steep step.

These pictures show the step down from kitchen into my garage. Now converted into large walk in closet space and office area. This is extremely steep step down, plus it's ugly. Need budget ideas and DIY suggestions.

wound up just getting a new one. had garage maintenance done (ripped off for SURE!) neighbors ...»
kids kick their soccer ball into the garage at times ad I'm sure affected the door going up & down - off balance. Garage door people charged $618 for changing out what they stated was springs, roller and wheels needed replacing for SAFETY. Nice enough guy, but of course when you are charging $618 for a $65 advertised inspection for repair price! He told me I also will need a new garage door opener soon, that typical life is 7-9 years and ours is approx 12 years old. BUT for only another $418, they install it and the whole system is guaranteed for life! ripped off big time, huh!?? I'll get the door this summer and shouldn't have a problem till I sell the house AND its supposedly good for any owners of the house..... soooooooooooo, he gave me at no cost another remote! worked out good, huh??

Home Maintenance & Repairs: Basement crawl space odor...eewww!

Hi everyone. OK..so although I do like our "new to us" home, the crawl space is an unfinished area....with a sand/dirt/gravel floor. Here's the problem: It has an odor that seems to permeate the house at times...especially now that the AC is not running and neither is the furnace. It does seem to "travel" through the duct work.

I know if we'd cement the floor that probably would fix it. But that's not really in the plans just yet. Any other ideas on how to help eliminate the odor? ...»

It's not awful...just would be nicer if it wasn't there at all or even less of it. Kind of an "earthy" smell.

I've heard a few "fixes" but would like to see what you guys recommend. Thanks! As always there's bound to be great ideas from the Hometalk network.

Yes there is a tiny bit of moisture there in the sand of the floor...but I suspect if there is ...»
any moisture left from that dripping pipe (now repaired), then it'll take awhile for all the moisture to dry up. We do have the dehumidifier going 24/7.

I've put baking soda & vinegar down the drains to clean. I'll try spraying bleach on the crawl space floor. We'll see if that takes away the smell. I'm beginning to think the odor is a combination of smells that accumulate. Older house....older smells.... It's not unbearable...just not quite the nice clean smell our former house had. But honestly, even that house would get what we'd call "basement-y" in spring before we turned on the dehumidifier. That smell was our cue to turn it on.

I think we've ridden this horse in the race as long as we can :-) Thanks ever so much for all your help! I truly appreciate it.

Home Maintenance & Repairs: Garage Door TRACKS

in all wheels, on the chain and where the chain meets the gears, though I have alo been spraying the inside of the tracks, so the wheels don't squeek. Is this really bad, or just not necesary and I should simply wipe all silicone grease off the tracks?? Garage door ALWAYS squeeks, even after spraying lubricant excessively.

Home Maintenance & Repairs: sump pumps

I currently have a sump pump system with a battery back-up. I noticed at the store there is a "gravity-fed" sump pump and there is no back-up pump needed with it. Does anyone know about ...»
this-how well they work? If my basement floods it is due to the city system overloaded and backing up not a leaky basement. Thanks. Oh, my main pump is connected to the street piping and the back-up goes outside thru the wall and into the yard. What do you think would be the best way to pipe this other system?

If your having that much inflow, you need to address that issue. If its coming back in the ...»
pipe then you need to change where the discharge is going. But if the water is coming in from around the footing of the house, this amount of water can erode the footings causing all sorts of structural concerns. You may need to look into an outside drain system that addresses the water before it enters into the home. A 3/4 hp pump can move an awful lot of water against a pretty high head pressure.

Keep us posted on what you decide to do.
