Front of my house is higher than the back where water collects in crawl space. Who does one call for that problem.

    There should be foundation experts in your area. Here are a couple of folks to try: http://www.hometalk.com/member/2b5e0188d8 http://www.hometalk.com/member/6gcwb0knbt They will need to work on your drainage. Get some references from them - preferably from at least a couple of years ago. That way, the homeowners can tell you if their problems returned at all.
  • Vicki, is this rain water collecting there? Do you know how the water is making its way in to the crawl space? I agree with Steve, it sounds like a drainage issue to me.

    Vicki we had to put a French drain in our crawl space and pump, I used Robert Duffy with weather guard contractors, 7705910028 he's the owner great guy, great warranty, free quote, reasonable and fast. Tell him Faidra and Lacey referred you - they'll give u options and sale u ONLY what u need

    It is rain water. The water is entering through open areas in the concrete leading to the crawl space which is the low point. I'm thinking if the water couldn't enter into the crawlspace and and out by the sump pump there would be a lake outside the crawl space door. The issue (i think) is I don't want water under the house, so maybe I need another low point? And how would I make another low point that is not under the house.

    Vicki PLEASE call the guys I referred they can handle any of those issues, the sooner the better you get a solution the easier to solve, water is a dreadful enemy to foundation also can cause black mold! They also can seal the cement so the water doesn't enter the space
  • If the water is coming through the walls, you need to do an exterior water proofing system, not an interior water control system. Faidra is correct Vicky,. The sooner you attack this issue the less damage and easier to solve.

  • Vicki, be sure to get several evaluations. They all have something different to sell you and you want to find those with common ideas on the repair. There are way to many snake oil salesman in the water proofing business and you want to be sure that you do not get bit by them. Carefully read their warranties. This is the very fine print on the back of their contract. You will be amazed on just how many people do not even turn this paper contract over.
