Will removal of bathtub from master bath lower value of home?

We are getting ready to do a master bath renovation. Since we don't use the bath tub much, we are debating if we should remove the tub and replace it with a larger shower. Will this move be detrimental to the value of our home? There is a tub in one of the other bathrooms. Thanks in advance for your opinion.

    This is a highly debated subject. Every realtor Ive spoken with says yes. My opinion requires more questions - How long do you plan to stay in the home? How many other baths in the house - you answered. The question comes down to almost a 50/50 chance in my book. Do you improve the quality of your own living and do a larger shower (and spend less money doing so) .. which has value in itself ! or.. do you spend $1-2k more to appease the other 50% that would look at buying your home? its a really tough call and there is no right answer. But looking at a) what you enjoy .. which has incredible value! and b) how long you plan to stay there .. will help you make the right decision for YOU! In MY opinion.. if you plan to stay 10yrs? do what is right for you. Love where you live.
  • I guess it boils down to the fact of how long will you be living here. I directed Gita this morning to Hometalk, I was at their home and we spoke about the Pros and Cons. Like Becky Sue said if this period is more than 1o years and you plan on ageing in place then I don't see a reason why a home owner not remodel the home to make it comfortable for them.     Thank you so much, Becky Sue and Yamini. Your responses will certainly help us in making the decision. We plan on staying in this house for a long time, i.e., at least 10 years. And thanks for the link Yamini; I will check it out.

    I think as long as you have another bath for kids and such, you should be OK with a shower in the master bath.
  • Steve is correct on this. Perhaps putting in a steam shower as well. But you need at least one tub in the home for when someone is sick or injured and needs to soak, or small children.

    If you live in a elder oriented community or if there are a lot of retirees moving into your area I believe a walk in shower is the way to go, especially if you have the option of another bathtub in the home
