Two problem areas in the front of house: foundation plantings

On the left we have a sinking area and then on the right we have falling sandstone wall which would cost a lot to replace with stone. Could we add soil to the left area and use stone to make a patio and do something else with the foundation planting?

    Looking at the side view photo, the property tapers down towards the right. That is probably why the raised bed was put in with the wall. Mainly to prevent any erosion of ground and mulch. I would rebuild or replace the wall. Landscape stone blocks would look better than a rough stone wall for the style of the house. Has the concrete walk been sinking anymore or has it remained the same? Is any of it cracked? You can't just put sand and stone over an uneven base. Any added weight on top of the walk may just make it sink more and it would end up being higher than the surrounding area causing a tripping hazard. The walk would more likely need to be removed and replaced with whatever you choose.

    I would just shore up the rock line a bit by the porch as it is all a hodge podge of random rocks anyway. The sink hole in the front of the porch is there to stay, forget about it. The far end is not gone yet, so let it be for now. I personally would get rid of those ugly plants, the carpet on the concrete steps (which will rot the concrete steps underneath), level it all and put in a simple low garden at ground level.

    I'd remove the walk and replace with a patio. You could remove the wall and replace it with a clean, painted or stained concrete wall... build a frame and use Quik-crete. Good luck!
