Potomac, MD 20878: Kitchen Remodel.

Full renovation of the original kitchen layout was required to create a more open floor plan concept for the Chang family. By removing bulkheads and a second cabinetry peninsula, the design team was able to enlarge the breakfast table space while still maintaining separate, but open spaces. The new kitchen layout created more open counter top spaces with beautiful granite to tie in the tile backsplash, cherry cabinets, and oak stained hardwood floors. Building appliances into the full wall of floor to ceiling cabinets also created a much for functional flow for a family that loves to cook together. Specialty features include a hidden mobile device charging station and A/V system for a TV in the kitchen. Can you find the hidden toe kick drawers?

Thank you @David Logan ! Remodeling the kitchen can be one of the most detail-intensive projects you undertake in a home and thus can have very large "swings" when it comes to costs and budgets. At @Hammer Design Build Remodel we typically use 3 factors to establish a comfortable investment level or budget for our clients before we walk them through our design process. Even though every home and client are different, these items can serve as a baseline to begin planning. These include...(1) General scope of project...(2) Level of finishes and selections...(3) Value and investment into the home. In the DC Metro market my clients are spending (on average) anywhere from 8-12% the market value of their home into their kitchens. Another way to look at is by adding up your finishes and selections, which tend to be about 45-65% of a total kitchen project's cost (again on average). You can see some of those projects here on HomeTalk and in site (http://hammercontractors.com/kitchen-remodeling-services/) and gallery. Another great resource is the NKBA's planning guide. It will help with the different questions and considerations you should make when undertaking and kitchen remodel, including budgeting. See it here: https://www.nkba.org/Learn/Homeowners/Planners.aspx. Remodeling Magazine's Cost vs Value report is another great tool that you can actually zero down to your market area to see the "average remodeling costs" for a number of home remodeling projects. http://www.remodeling.hw.net/2013/costvsvalue/national.aspx A kitchen remodeling project is a significant investment and deserves the proper planning. To best protect your investment, look for a professional firm that will assist you in making the best decisions for you and your family, in addition to fine tuning your budget. By working with the right professional you will be able to develop and accomplish a plan that you should enjoy for many years to come. Best wishes!
