Curb Appeal - Any Hope?

The owner says the olive body color has to stay on this tri plex converted from an old church. Any ideas on new trim color/ curb appeal. Help! budget is 1500.00.

Tall but not wide topiaries and some longish/low planters with extra color. I would also advise adding a little dark green to the trim (maybe via shutters) but keep most of it white.

I would add a piece of trim between the doors to make it look like a large single door and add trim across the top to beef it up. I would paint the door a strong color like burgundy. I like Staci's idea with the planters. I would also add large light fixtures that fit the scale of the house and increase the size of the house numbers too.

I like Donn's idea about the trim on the door, if that's possible for you to do. I have redone a lot of houses both for myself and as a business. Here's what I would do. Because the house presents a small side to the street, I would keep the body of th house and the trim in variations of the green. Paint all the trim including around the windows and porch columns 2-3 shades lighter than the house color. Paint the part that is now brown a few shades darker than the body of the house. By keeping the color in the same family, the house will look larger and more cohesive. Then pic a vibrant color for the doors. A deep rusty red, eggplant, etc. Instead of shutters, I would add wide simple trim around the window on the right. For the small window on the left, I would add a board the width of the window and the long enough to match the window on the right. Then add the same wide trim around all of that. Paint this trim the same lighter green that I have suggested for all the trim. Add a pretty window box on the lower part of the piece you add to the left window. This will balance the two windows. If you don't have a green thumb, 'plant' really high quality artificial flowers that pick up the color that you paint the door or use a variety of colors in the plantings. It looks like you have a concrete pad across the front. Use a deep charcoal stain on this to anchor & ground the house. Use native perinneals and ever greens to fill your yard. Low maintenance and they come back every year. For a small fee, you can have a landscaper draw you up a simple plan and then you can do the work yourself over time.

If your aloud to do a different trim color I would suggest a burnt orange spice color for the two big triangles and then a deep burgundy brown color for the fine trim. Get rid of the white trim all the way around by changing to the burgundy chocolate. And Donna's idea is a great one (paint bur. brown) and top off with tall schrubs and low potted plants. Staci's idea of the tall but not wide topiaries and low planters will finish off nicely. This is mainly sweat euqity. Biggest cost is paint. And pots and plants but deals are out there. I'm sure you can get this done with no problem of going over your budget of $1500.00. Send picks can't wait to see end result. Remember this is just a suggestion of the trim colors. I agree with Vozzanova. The white trim needs to go. I would use a deep, rich brown for the trim. for a small house like this there is to much going on in the color department. For the curb appeal I would put 2 large Planters at both ends of the porch and decorated , plant small evergreens in both and supplement with seasonal plants and Holiday Items.
