Is there suppose to be an image attached? It is difficult to respond with nothing to reference.

Make sure he gets permission from the landlord IN WRITING before doing any major work. Personally, I would not do anything to a rental that becomes permanent and benefits the owner.

If he has written permission and thinks he will stay for a few years then turf is a great quick idea, I take it it's sold in US?? Instructions for laying it will be found on the internet I'm sure.

The cheapest way is to prepare the ground and plant seed, a quicker way would be to buy ready lawn that also requires ground prep and then you roll out the lawn BUT if he is only renting why not try artificial grass that way he can take it with him when he leaves if he wishes to.

We had good luck here in Texas. Ever thought about fake grass that you can just put out a small space and then peagravel?
