After applying the tape I use a credit card or any stiff plastic and rub the tape down. Fingers are too soft. Them I take a little of the paint on a brush and paint the edges to seal them.

And remove the tape when the paint is almost dry so chips of paint don't peel off.

I've heard the green Frog Tape is best to prevent bleeding under the tape!

Green frog tape works better than the blue tape. Also, really press the edges down - with a credit card or fingernail. This will make the difference to getting those clean, crisp edges.
