Can I paint a concrete driveway during the night???

I am in big trouble with some Condo Commandos! aka my Homeowner's Association. I haven't seen any evidence of dew on the driveway during the midnight/early morning hours but by dawn, I'm definitely asleep (hopefully icon )

I have a disease (MS) that causes me extreme heat intolerance. There is NO way I could paint in the tropical sunshine with feel like temps over 100*. At night, the temps drop to about 85*.

The current plan is to use a latex product, so it should take only a couple of hours to dry. However.....because there are so many layers of paints, does anyone know how much dry time I might expect? When to recoat? Dry time for foot traffic? Dry time for vehicle parking???

This leads me to another issue:
The driveway has 30+ years of various products having been applied. I don't have a clue what's on there!

After contacting manufacturers of a few different products, so far Rustoleum Concrete Paint & Primer (NOT the garage floor finish) seems to be my best bet for something that will "seal" prior layers so I don't have hot tire lift, etc.

Does anyone know of a better product to use that is NOT toxic fumes?

  • Due to your physical limitation you can easily obtain an extension. Give them a note from your doctor - they can't do a darn thing to you. Anyone that does not understand should not be in charge! Besides you should never paint in the heat of day anyway. Early morning is best, or in the evening when the sun may have passed but you still have light. Treat the driveway the same as you would a wall in your house. Wash with TSP, let dry then prime (Kilz or Zinsser type product), then paint! Borrow shop lights on a stand from friends and neighbors to help you out. Expect to take at least 2 or 3 nights or mornings for a proper long lasting finish.

      You are so limited in your knowledge and experience. This simply is not true. Way too many variables to make such a pat statement of fact. You are foolish.

    I it possible that due to your health condition that the association would paint it for you? If not, there are some organizations/churches that might help, also sometimes Boy Scouts will do it as an Eagle Scout project. Otherwise Naomie's suggestions above are excellent. Try citing the AMD (American's With DisabilitIRS Act) if your association gets hard nosed with you. Best wishes to you!

    I agree with above,but I would add that it needs to be power-washed to remove previous products or its never going to last, then you need to add a bonding agent to the concrete and then paint.

    Thanks for your response Naomie! My HOA is aware of my MS (one even has 2 kids with MS!) and they don't care. In fact, they are assessing me a $100/day fine beginning BEFORE they posted the letter to me! Apparently this is in anticipation of my not appearing before them as ordered on 9/12!!


    Not certain where/how a doc note will protect me - have you got any info on that???


    You are correct that they should not be in charge - the Prez even had the community paid maintenance staff remove a private homeowner's bushes (no issue with them, he just didn't like them) and replace w/ community paid for sod. Illegal!! But, what can I do next? (your ideas are welcome !  )
