I painted 2 coats of a clear water based sealer on it bit over the year it got dirty. What can I do to male it wear better and not get so stained by shoes and chair wheels?

How about adding a top rug that covers your chair area. That is what I have done and it works well. I don't care for the plastic ones.
Buy one.of the heavy plastic mats sold to be.put under your desk chair. They are transparent so you can see.the carpet but nothing can touch it.
I purchased a plastic chair mat for mine as my home "office" is in a bedroom. The link is an example. Available at any office supply store, Costco, Sam's Club, etc.

There is a desk office chair mat you can purchase for floor protection underneath office chairs. Walmart has been known to sell these.
Go to any office supply company. There you will find all sizes for carpet protection
