Hardwood under carpet.

Considering I'm told the hardwood is in good shape - if I find that is true, what is the best way to clean and reseal the floors without refinishing?

Vacuum and the wash with Murphy's Oil Soap or other cleaner like Bruce Hardwood Floor cleaner or other cleaner specifically for hardwood floors. If it's got wax on it, then the wax needs to be removed before you reseal it because the urethane finishes don't stick to wax.
Resealing can be done with a product like Rejuvenate.

Rip the carpet up in strips about 2' wide, roll them up and put a piece of duct tape around it for easy removal. This is much better than trying to take the whole carpet piece up. Then remove all the carpet strips, carefully with a prybar and hammer. (wear gloves) You will need a pair of pliers as well, because all those little nails don't come up with the strip. I filled all my holes where the nails were with wood putty, almost an exact match with the floor and by the time you put the shoe moulding down you really don't know the difference. Wish I had never put my carpet on my floors, but that was the thing back then.
