    Usually upgrades to the kitchen and bathrooms help the most. But I think this varies where you live and what type of home you have and your selling price. I always think of first impressions first, so the front of the home and landscaping and then that the inside is fresh and clean: neutral paint colors, not cluttered, etc.

Have the house staged properly - most people have no vision when it comes to furniture placement and every area should serve a purpose.

    Heed Naomi's advice. See what your real estate agent will suggest. They know the area and what people are looking for when they want to purchase a house. Store all personal family pictures and so forth, so they can imagine their own family in the house and not yours.

    The first impression is crucial, so do everything you can to make that a good one--the studies say we make our judgement to reject a house in the first two minutes! Then, after that, nice kitchens and baths, and neutral, uncluttered rooms.

    A realtor came to give me a price appraisal one time and she said that while she usually advised people to put things away, that I should keep my house just as it is! For me the important thing is a clean smelling house. Nothing obviously broken and needing repair, the toilet seats down! There are so many variables in what houses sell and what houses don't sell, in my town it is what neighborhoods are desirable prices range here from just under 300K to many millions. Most would be in about 500K range and that would probably not include a state of the art kitchen. I would not put money into new kitchens and/or baths because people have such individual tastes. Might be better to lower price a little.
