Dehumidifier will help. Salt air is very corrosive. One of the trade off items for clean fresh air!
Gosh, but that depends on your definition of "fixtures" and for what you are using them on the beach. I'm assuming that it is a salt water beach. Can you describe how "discoloration" looks?
