Renovating my Kitchen - advice

27524803MarieMelissa V

I have an older kitchen and the cabinet frames are in good shape but the doors are not and I have a 15 year old laminate counter top that is in very good shape. So I am wondering if it pays to put all new cabinets in or just replace the doors and several drawers. I am planning to sell soon so want to go with the less expensive but durable redo?

If you can find doors/drawers that you like and the layout of the kitchen is good, it would be cheaper just to replace the doors. Even though the counter is in good shape, I would replace that as well....laminate will really ‘date’ the kitchen and negate the cupboard upgrade

Especially if you plan on selling anyway, I would update the doors and new hardware. The countertop is probably fine. I think laminate is a staple for countertops, and personally, not everyone wants stone. If the new buyers see an updated kitchen, they would look past the countertops, or plan to replace with some of their choosing.

Yes, the countertop is really nice, and am looking into prices on doors.

Well, a picture is worth my 2cents, so if you had included pictures of the cabinets and countertop I could give you a better idea of what I think.
I know for a fact that they are better than the old cabinets I have! And much better than a previous owners idea of tiling my counter/backsplash! 🤨
So, don’t go overboard ( aka Brother vs Brother buying and selling). If your cabinets can get by with a paint facelift, then do that. If you need to reface, do that. The new owners may want to redo it all anyway! 😁

Thanks for advice; I am shopping today for prices on doors vs
cabinets. Would like to sell this year.

We are in the middle of a kitchen reno right now. We too are selling in a few years so we don't want to spend $$$ on a reno. The cabinets we had in the kitchen were in terrible shape. They literally fell apart during demo. What we did was go to builders supply warehouses and Habitat ReStore for used cabinets (and sink, stove top, range hood, etc.). We took the doors off and built slab doors and drawers so they all matched. We sanded, primed and painted them inside and out. Voila custom cabinets for $80.00! We bought prefabricated laminate counter tops from Home Depot and will cut them down to fit our needs. Our kitchen was gutted. We estimated by customizing, buying used but in excellent shape and shopping at DIY places, Freecycle.com, Offerup and Craigslist we will have spent under $2,000 for a brand new kitchen.

Ask several real estate professionals... they will will give you the best advice..they can tell you what you need to do to get the best price for your house.... you want to do enough... but not so much that you price yourself out of your neighborhood market.... they will also tell you if there are other homes in your area for sale.... and how much renovation they have done.
Then you can decide how competitive you want to be.
