Called efflorescence, it is caused by the tiles or the mortar mineral salts that rise when exposed to water. You can use a brush and some horticultural vinegar thats stronger than the regular food vinegar. vinegar/water mix in a spray bottle - scrub a little with plastic scrubby or soft broom...spray wash off with hose... THEN DRY with a squeegee or cloth -- apply a wax (like car wax) or use rain-x to protect in the future
