We have hardwood floors but would love to paint them or white wash them. What is the best way and how would you seal them to make durable?

You will have to remove whatever sealer is on them now by sanding or scraping. you can rent a floor sander which will take you down to raw wood, then do your primer (if painting) or white stain and then seal them up again.

I have lots of painted floors in my house. These are oak floors. I cleaned them and then painted the white part. In this case since there is a design, I had to plan that starting in the middle. But that is separate from your question. I used oil paint and there is NOTHING on top of the paint. The floors were originally done 29 years ago. The blue floor is pine and I painted t hat twice, in about the same time period. That is a largish room off the small kitchen, back entrance, cellarway, and side entrance. It gets a lot of foot traffic. Painted floors are very durable. The first one I painted I did put polyurethane on, that was a big mistake as it had a white border and the poly yellowed it and really was not necessary. The last is the attic floor, that gets not as much use as the others

I painted a room with a chalk paint mixture. Was beautiful until I added an oil based top coat. It put a yellow cast to color and smelled. If you use oil based gloss paint and no top coat that is the best idea. During spring/summer ventilate well. Hope this helps

    Hi,

I'm Helen from New Zealand and one of my brothers used clear paint, it is hard wearing and your floor boards have lovely grain and by using clear paint you will not lose the grain at all. You may need to do 2-3 coats on your floor to make it thick enough to be hard wearing. It will be easy to redo after it needs doing again. Also if you spill something hot it will just wipe off. You may need to have the the floors sanded before using the paint.

Leading Paint brands make a clear paint

NB: Clear Paint is not to be mistaken for clear varnish.
