Your best bet is to power wash and then see if bad spots need sanding
Most decks do not need any sanding. You may want to lightly sand any rough spots. Eco Wood Treatment speeds up the aged grey look. Some people have complained parts of their deck turned grey, some tan, some white. Guess it depends on the wood.
